Our format insulates our customers from the risks of design errors, jurisdictional approval,
construction and labor problems, material shortages, builder's risks and casualties, and all cost
overruns. We operate on a turnkey, stipulated-sum basis, absotbing the liability of design,
development, construction, and delivery. Final delivery is on a guaranteed, bondable basis.
 Here at , we have become experts at planning and developing properties to our client's
physical and economic specifications. Since many of our projects are speculative and are
delivered to our investors at wholesale prices, their primary risk - leasing - is greatly mitigated.
The principals of our company have lengthy histories of experience in diverse areas of
